Buying a Villa in Gölbaşı: How to Check Land and Building Documents
Do the villa’s garden, usable area and building features match its documents? A practical guide to checking title records, zoning information, permits and approved plans before buying in Gölbaşı.
When choosing a villa in Gölbaşı, the garden, room layout and interior finish matter alongside how the property is described in its documents. Read advertising terms such as “detached”, “private garden” or “potential to extend” together with the records explaining the rights being sold and the building’s documented condition. Start by checking that the property shown to you matches the title record, then compare the land, usable area and building information.
Identify the correct cadastral block and parcel
Ask the seller for the district, neighbourhood, cadastral block and parcel numbers. Note the independent unit number where applicable. TKGM’s Parcel Inquiry service can help you compare the location, land area and property classification. It does not provide owner-name searches. Compare the parcel displayed on the map with current records showing the seller’s ownership.
Do not use a map image alone to mark boundaries on the ground. If a wall, fence or gate appears inconsistent with the parcel boundary, consult a qualified surveying professional.
Clarify the basis of garden use
Find out what the advertised garden area represents: the entire parcel, the land share attached to the property being sold, or an area allocated for its use. For villas within a development, request the management plan and any documents addressing garden use.
If the title record shows shared ownership, have the documents linking the villa and garden to the rights being sold reviewed. Arrange checks of the current title record for mortgages, attachments, easements and other entries. Record the rights being sold separately from the area used in practice. Owners can use Web Tapu services for title inquiries and document procedures.
Check zoning information for the specific parcel
Do not assume that the number of storeys on a neighbouring villa or information in another local listing establishes the same development conditions for your property. Ask the relevant authority about the parcel’s current zoning status, permitted use, floor area ratio, height and setbacks. Include the applicable plan notes in your review.
A zoning status document explains development conditions under the applicable plans. Compare this information with the existing building’s permit and approved drawings. If an additional storey is suggested as a future possibility, investigate technical and administrative feasibility in writing before making it a reason to buy. Check Gölbaşı Municipality and Ankara Metropolitan Municipality plan notices for their parcel coverage.
Check protection designations separately
Ask the relevant authority whether the parcel falls within a special environmental protection area, a protected site or another protection designation. Where a designation applies, obtain parcel-specific information about the plans and decisions to consider. Do not assume that a decision concerning another property also applies to yours.
Compare permits, drawings and the building on site
Request the building permit, approved architectural drawings and any occupancy permit. Check which building and scope each document covers.
Pay particular attention to enclosed terraces, attic rooms, basement use, pools and outbuildings. Compare these with the approved drawings. If differences appear, ask about amendments and permissions in the municipal file. Request a clear written account of discrepancies from the architect or engineer undertaking the review.
Prepare a concise document file before deciding
Keep the title record, zoning information, building permit, drawings and occupancy permit together. Add garden-use documents and inspection notes. Check that the cadastral block, parcel and any independent unit identifiers match across the documents.
Clarify unresolved document issues with the seller in writing before finalising the offer and payment terms. When considering villa options with Başkent Zirve Emlak, compare verified land and building information alongside the features you like.
