Buying Guide
November Home Buying and Selling Preparation Checklist
Prepare to buy or sell a home in Ankara this November by reviewing your budget, municipal records, insurance, property documents and handover arrangements.
Preparing to buy or sell a home in November starts with putting tasks in order. Price research, viewings, finance discussions and document collection can overlap, making important details easy to miss. Keeping current information in one file helps both parties discuss the same conditions.
Whether you are considering an apartment in Çankaya, a villa in Gölbaşı or a home elsewhere in Ankara, use this checklist as a starting point for examining each property's documents and circumstances.
Set your budget and timetable
Buyers should consider more than the asking price. Budget separately for moving, necessary repairs, insurance, transaction expenses and ongoing household costs. If you intend to borrow, obtain current terms from your bank and avoid relying on an unconfirmed loan amount.
Sellers should establish a realistic handover date alongside their expected sale price. Explain early how much time is needed to vacate the property, move belongings or relocate. This helps reduce disputes over delivery after the price has been agreed.
Review municipal records and payments
According to the Revenue Administration, the second property tax instalment is paid in November to the municipality where the property is registered. Check the assessment and payment status with the relevant municipality at the start of the month.
Çankaya Municipality lists tax payments, taxpayer registration and property tax notifications as separate services. Ensure that any enquiry concerns the correct property and registration record. Keep receipts for payments already made in your preparation file.
Plan insurance before the sale
For homes covered by compulsory earthquake insurance, do not assume that the seller's existing policy is sufficient. DASK's current explanation states that for sales registered on or after 5 September 2026, the seller's policy ends on the transaction date. The buyer must have a valid policy in their own name before the transaction. This applies to sales completed at land registry offices and notaries.
Contact the insurer before the transaction day. Allow time to clarify discrepancies in the address, independent unit or building details. Treat insurance as a separate preparation step.
Compare listing details with documents
Sellers should review room counts, floor areas, occupancy and delivery conditions. Clearly distinguish gross and net floor areas. Use current photographs and avoid descriptions of features that the property does not have.
Buyers should record their observations during viewings. Ask how the advertised floor area was measured and how parking or storage use is defined. Do not treat information as confirmed until supporting documents have been examined.
Record ongoing costs and handover conditions
Review maintenance fees, heating and repair expenses separately. Obtain current information from the seller or building management, noting the period covered. If planned works or additional payments are mentioned, ask for supporting information.
List belongings that will remain and items to be checked at handover. Agreeing on keys, meter readings, existing damage and the delivery date helps make the final day more orderly.
Başkent Zirve Emlak recommends starting November with one preparation file covering your budget, municipal records, insurance, property information and handover plan. Identifying missing information before making an offer supports clearer discussions.
