Listing photographs should help buyers understand a home's layout, daylight and current condition. Preparing for the shoot makes those features easier to see. A tidy living room, clean kitchen and coherent sequence of photographs support the presentation without guaranteeing a selling price or timeframe.

The practical steps below are editorial recommendations from Başkent Zirve Emlak. The reminders about advertising accuracy, personal data and social media listings draw on official Turkish sources.

Agree on the scope of the shoot

Confirm with the owner which spaces will be photographed. If tenants or other residents live there, discuss timing and private areas too. Make a short list covering the living room, bedrooms, kitchen, bathrooms, balcony, entrance and garden, where applicable.

When showing parking, storage or recreational facilities, distinguish private spaces from shared amenities. Do not use another apartment's photographs or facilities from another development as if they belonged to this home. A room-by-room list makes omissions easier to spot.

Remove everyday clutter

Clear worktops, the dining table and walking routes. Put away cleaning products, drying racks, cables and small loose items. Clean windows and mirrors, straighten bedcovers and arrange curtains.

You do not have to remove all furniture. Furniture can help explain how a room is used. Reduce clutter that blocks doors, windows and circulation areas. A buyer who visits later should recognise the space shown in the pictures.

Keep personal information outside the frame

Check for bills, identity documents, contracts, prescriptions, computer screens and family photographs. Look for people reflected in mirrors and vehicle number plates outside windows. Where possible, remove these details from the frame before shooting.

The Turkish Personal Data Protection Authority's guidance explains that the legal basis for processing personal data must be assessed. Avoiding publication of personal details unnecessary to show the home is a sensible preparation practice. Permission to photograph a home does not mean every personal detail visible in the images can be used without restriction.

Plan the light and the sequence

Observe when the home receives daylight. Open curtains appropriately and try a different time where direct sun creates excessive glare. Replace missing bulbs and keep lighting colours reasonably consistent.

Hold the phone or camera steadily. Keep walls and door frames upright, and avoid extreme wide-angle distortion that makes rooms appear larger than they are. Start with an overall view and move through connected spaces. Select images that explain the whole home rather than many similar views of one corner.

Preserve the property's actual features when editing

Brightness, colour balance and perspective adjustments can improve clarity. Enlarging a window, adding a view or moving a wall changes the buyer's expectations. Do not digitally erase damp, cracks or physical damage to create a misleading impression of the current condition.

The Ministry of Trade explains that commercial advertising must be truthful and honest, and that advertising claims must be substantiated. We recommend clearly disclosing digital furniture removal or virtual furnishing and retaining original photographs. Disclosure does not justify depicting features that do not exist.

Match the photographs to the description

Check that all photographs show the same property in its current condition. Clarify whether it is sold furnished or unfurnished, which fixtures are included, and which spaces are shared.

For property listings on social media, consider the verified EİDS listing link and price information requirements in the Ministry of Trade's announcement dated 22 August 2026. The announcement also requires images and descriptions to belong to the property in the verified listing.

At Başkent Zirve Emlak, we recommend completing the preparation checklist before the shoot and reviewing the final selection against the home's actual condition. A careful presentation starts with photographs and descriptions that confirm one another.
