How to Choose Comparable Apartments for Sale in Çankaya
Comparing apartment prices takes more than collecting listings in the same district. Review location, building and apartment features, and supporting documents together.
When preparing an apartment in Çankaya for sale, one of the first questions is: “What are similar homes asking?” If comparable properties are poorly selected, however, the resulting price range can be misleading. Two apartments with the same room count may differ in their street, building characteristics, usable area and legal status.
Here, a comparable means a similar property used to help assess an asking price. The Turkish planning term “emsal” has a different meaning concerning development conditions. Çankaya Municipality explains that a zoning status document provides official information about a parcel’s floor-area ratio, height and permitted use. Keeping these meanings separate is helpful when reviewing both land and apartment listings.
## Start with the immediate surroundings
At Başkent Zirve Emlak, we recommend first looking at suitable examples in the same building or residential complex. If there are too few, extend the search to nearby streets with similar development. Record location differences as the search area expands.
For example, an apartment in Birlik and an apartment in an Oran residential complex with shared facilities should not be treated as equivalent simply because they have the same room count. Compare their building and living conditions first. Even within one neighbourhood, main-road frontage, slope, transport connections and surrounding uses deserve separate attention.
Block and parcel details can supplement the map marker in a listing. TKGM’s Parcel Inquiry service helps review a property’s location and parcel information. It should not be treated as proof of an apartment’s internal features or sale price.
## Record building and apartment characteristics together
Use the same headings for every property: building age, floor, lift, heating, parking, orientation, condition and shared services. Note refurbishment needs, balcony use and any tenancy separately.
Avoid converting differences directly into fixed percentage adjustments. A claim that a middle-floor apartment is worth a particular amount more needs evidence. Where information is missing, marking it “unverified” is more reliable than guessing.
Remove duplicate advertisements for the same home. Counting several advertisements for one apartment as independent comparables exaggerates the size of the evidence base.
## Use a consistent area measure
For unit-price comparisons, state exactly how the area is defined. Do not place a price calculated using gross area alongside one based on net area as if they were equivalent. Record the source and scope of the area figure for each example.
In its Residential Property Price Index methodology, the Central Bank of the Republic of Türkiye defines unit price as the property value divided by gross floor area. The index draws on valuation reports prepared during mortgage applications; the property need not actually have been sold. An official index, an appraisal and an asking price therefore represent different kinds of information.
## State the date and nature of each price
For each example, record the review date, information source and whether the figure is an asking price or a verified transaction price. Do not label a removed listing “sold” without additional evidence that a sale took place.
Rather than reducing the comparison to one definitive figure, consider the range supported by strong examples together with the uncertainties. Do not include a very different property merely because its price is unusually high or low.
## Asking prices, offers and completed sale prices are different
An asking price states the seller’s request; an offer states the buyer’s proposal; a completed sale price records the transaction. Removing an advertisement does not establish that a sale occurred or prove its price. Do not treat unverified transaction information as confirmed comparables.
In a purely hypothetical example, an initial asking price of TRY 10,000,000, an offer of TRY 9,500,000 and a completed sale price of TRY 9,600,000 imply a TRY 400,000 difference, or 4% of the initial asking price. This is not market data or an Ankara or Çankaya negotiation rate.
Track the initial listing date and price, subsequent changes, offers and verified transaction evidence separately. Compare payment timing, financing, possession dates and included furnishings as well as the amount offered. Consider repeated buyer feedback and verified comparables together rather than reacting to one low offer. The CBRT index uses appraisals prepared during mortgage applications and does not require a completed sale; it is not the sale price of an individual apartment.
## Support the assessment with documents
Comparing the actual property with title information, the approved project and relevant municipal documents is an important complement to the exercise. Any difference between the advertised use and the documents should be clarified.
The Capital Markets Board’s guide describes valuation within the capital-markets framework as an independent and impartial estimate of probable value at a particular date. An estate agent’s listing comparison should likewise state its scope and should not be confused with an independent valuation report where one is required.
At Başkent Zirve Emlak, our approach is to explain which properties support a price recommendation and why they were selected. A sound comparison helps buyers and sellers discuss the same information.
