September 2026 Home Sales: Türkiye’s Latest Figures and What They Mean for Ankara

A total of 142,390 homes changed hands in Türkiye in September. According to news reports covering TurkStat’s release, sales increased by 11.8% compared with August but declined by 9.3% from the same month last year. This indicates a monthly recovery, while sales remained below the previous year’s level.

How Many Homes Were Sold in Türkiye in September?

September 2026 sales and changes from the same month last year:

Total home sales: 142,390 — down 9.3%. First-hand homes: 51,519 — up 3.9%. Second-hand homes: 90,871 — down 15.3%. Mortgaged sales: 23,397 — up 5.1%. Other sales: 118,993 — down 11.6%.

First-hand and second-hand sales divide the same total by the property's sales status. Mortgaged and other sales divide that total by financing category; the four categories must not be added together.

Different Trends in First-Hand and Second-Hand Sales

First-hand sales increased in September while second-hand sales declined. First-hand homes accounted for 36.2% of total sales, and second-hand homes for 63.8%.

Across the first nine months of the year, 1,092,919 homes were sold in Türkiye. The January–September total was 7.2% below the same period in 2025. A monthly increase should therefore be considered alongside the broader year-to-date trend.

Home Sales to Foreign Buyers Increased

Foreign buyers purchased 2,167 homes in September, an annual increase of 9.9%. Calculated from the sales counts, their share of total home sales was approximately 1.52%. January–September sales to foreign buyers reached 15,308, down 4.3% from the same period a year earlier.

What Do These Figures Mean for Buyers and Sellers in Ankara?

Our assessment at Başkent Zirve Emlak: National figures help explain the direction of the market. However, valuing a home in Ankara requires comparisons at district and neighbourhood level and, where possible, within the same residential development.

An apartment in Birlik, İlkbahar or Oran in Çankaya and a villa in Gölbaşı may appeal to different buyers and face different sales conditions. In addition to location, the building’s age, usable floor area, floor level, orientation, condition and maintenance fees should be considered.

For sellers, setting a realistic initial asking price and monitoring enquiries and time on the market are important. For buyers, distinguishing asking prices from completed transaction comparables enables a more reliable comparison.
