Ankara Property Agenda: Final Checks Before TOKİ’s Land Auction

As October ends, forthcoming land auction dates are among the important matters for people planning property transactions in Ankara. Official updates concerning property listing platforms are another topic to follow. Read the announcement date, transaction date and property-specific conditions separately.

Publication of a sale announcement does not mean that a sale has been completed. Similarly, a platform’s inclusion in a technical integration list does not, by itself, provide sufficient information about the price or physical characteristics of a particular property advertised there.

Upcoming dates for TOKİ’s land auction

TOKİ’s announcement dated 21 October 2026 states that 725 plots across 61 provinces will be offered at auction on 5–6 November 2026. Sessions start at 10:30. The Ankara venue is Radisson Blu Hotel Ankara in İşçi Blokları, Çankaya. These are details of a forthcoming sale event, not completed sale results.

The announcement includes 20% or 25% down payments and 48-month terms for specified properties. Some properties will be sold for cash. The 15% cash-purchase discount applies only to properties whose sale-list entries explicitly state that condition. Do not assume that all plots share the same payment arrangements when preparing a budget.

Do not wait until auction day to arrange online participation

The official sale conditions state that online participation closes on Wednesday, 4 November 2026 at 10:30. Prospective remote bidders need to submit the necessary documents and obtain the organiser’s acceptance beforehand. Follow the common closing time stated in the conditions even if you intend to bid on the second auction day.

The conditions also emphasise inspection of the property before bidding. Do not rely solely on a catalogue photograph or short description. Review the selected property’s block and plot numbers, existing use, title and planning information together. Clarify unresolved matters with the relevant institutions before bidding.

October update concerning listing platforms

The Ministry of Trade’s Directorate General of Domestic Trade published an announcement on 19 October 2026 concerning firms integrated with the EİDS Property API. The announcement links to the relevant firm list. It should not be interpreted as a new sales campaign or a statement about property values.

Owners and agents preparing listings can check information about their platform against the current official list. Separately, review the listing title, area information, photographs and contact details. Keep technical platform information separate from checks on the property’s own documents.

Prepare your file before November

Keep the official announcement, current sale conditions, parcel information and transaction timetable together in one file for the property you are considering. Record the participation closing time as well as the auction day.

Do not consider the down payment in isolation when preparing a budget. Review the selected property’s payment arrangements and other obligations in the sale conditions. Do not fill gaps in the documents using a general news headline. Assessing each Ankara property through its own records, location and sale file provides a sounder basis for preparation.
