New Tax Era in Real Estate: Rental Income and Digital Audits
Explore the current rules property owners should know, from rental income declarations and documented rent payments to cross-checks and increasingly digital tax oversight.
The declaration and oversight of rental income from real estate is increasingly handled electronically, driven by the Revenue Administration's digital services and data-matching capabilities. Property owners who rent out housing in Ankara or elsewhere in Turkey should carefully track which year their income was earned in, the exemption amount for that year, and the relevant filing period.
Which Year Determines the Rental Income Exemption?
The residential rental income exemption changes from year to year. For residential rental income earned in 2025, the exemption is TRY 47,000. For residential rental income earned in 2026, the exemption rises to TRY 58,000.
It's important to distinguish between the year income is earned and the year it is declared. Even though rental income earned in 2025 is declared in 2026, the exemption that applies is the TRY 47,000 amount tied to the 2025 income year.
Filing Period for 2025 Rental Income
The annual income tax return covering declarable rental income earned in 2025 must be filed between March 1 and March 31, 2026.
Determining whether a filing obligation applies shouldn't rely solely on the total rental amount — the taxpayer's income type and personal circumstances, together with the relevant regulations, need to be considered as a whole.
Digital Audits and Cross-Checks
The use of digital systems in tax administration continues to grow. The Revenue Administration has stated that undeclared or under-declared rental income can be identified through tax audits and by cross-referencing different records.
This makes it important for lease agreements, collection records, and declared income to be consistent with one another.
Documenting Rent Payments
Rules around making and documenting rent payments through a bank or the postal service (PTT) are an important part of keeping proper records in a rental relationship.
Because the scope of these rules and a taxpayer's specific situation can vary, it's advisable to check the current GİB guidance relevant to your case or consult a tax advisor.
Hazır Beyan Sistemi (Ready-to-File System)
The Revenue Administration's Hazır Beyan Sistemi allows taxpayers earning rental income to prepare and submit their tax returns electronically.
Taxpayers can review the information prepared for them and complete their filing through the Hazır Beyan Sistemi and the Digital Tax Office (Dijital Vergi Dairesi).
What Should Property Owners Keep in Mind?
Property owners earning rental income should, in particular, consider together:
which year the income was earned in,
the exemption amount applicable for that year,
the filing period,
records relating to rent collections,
and the accuracy of the information used in the filing.
Since tax regulations and exemption amounts can change over time, current official sources should be checked before taking any action.
