October 2026 Rent Increase Rate in Türkiye: 31.49%

The October 2026 rent increase rate is 31.49%, based on the twelve-month average change in the Consumer Price Index (CPI) in TURKSTAT’s September release, published on 5 October 2026. Monthly CPI rose 1.84% and annual CPI rose 29.73%.

Which rate applies?

For ordinary annual renewals of Turkish-lira residential and roofed commercial leases in October 2026, the twelve-month average CPI change of 31.49% is the upper limit. It is not an automatic mandatory increase. A lower contractual rate should be considered where applicable.

How to calculate the new rent

Increase = Current rent × 0.3149 New rent = Current rent × 1.3149

For a current monthly rent of TRY 30,000, applying the full 31.49% produces an increase of TRY 9,447 and a new monthly rent of TRY 39,447.

Can the landlord request more?

Article 344 of the Turkish Code of Obligations limits ordinary renewal agreements by the twelve-month average CPI change. For leases exceeding five years or renewed after five years, judicial determination also considers comparable rents, the condition of the property and fairness. This does not allow a landlord to impose any increase unilaterally. Foreign-currency leases are subject to additional rules and require separate assessment.

What should tenants and landlords check?

Check the renewal date and the rent-adjustment clause. October renewals use September’s twelve-month average CPI, rather than monthly or annual inflation. Recording the new rent clearly in writing and identifying the rental period in bank-payment descriptions makes record keeping easier.
